Sustainable Bungalow in Oakland The original owner/developer wanted to remodel and expand this 1908 bungalow
with for future sale using sustainable design concepts while keeping
the traditional style of the original home. A starting point for the work
was to reuse/recycle the existing building and as many materials as
possible.
Adding two stories above the existing house allowed more living space
without any significant increase in footprint, preserving area for open
space which was developed with drought tolerant and local plantings.
Conservation of Resources:
- Recycled materials from the original house included brick from the
existing foundation and chimney used for new driveway & paths, window and
door trims, wainscot and paneling.
- Recycled content insulation; ‘Soft Touch’ batts and blown in cellulose
- ‘Lyptus’ Eucylyptus flooring in kitchen
- Resource efficient framing with wood trusjoist floor framing and
recycled content parallam beams
- 50 year asphalt shingles
- High efficiency drip irrigation
- Xeriscaping including using drought tolerant, local plantings
Conservation of Energy:
- PV Solar panels for electricity
- Thermal solar panels for hot water
- Fluorescent lighting at kitchen, bathroom and exterior and low
voltage,

- Insulation exceeds title 24 requirements

- Natural daylighting; windows on 2 sides of each room offsets need for
elec.
